Project Overview

The Texas State University Hilltop Housing Phase 2 was a $225,000,000 student housing initiative at Texas State University in San Marcos, Texas. The program encompassed up to four 8-to-10-story residential structures totaling between 385,000 and 415,000 gross square feet, along with a separate 40,000-to-45,000 gross square foot dining complex designed to connect to the existing residence halls and campus buildings. The project also required significant site and utility upgrades to support the new facilities. PRESWERX supported the client's pursuit by developing the proposal, the selection presentation, and a coaching program to prepare the team for the live interview.

Client Challenges

A $225 million campus housing program demands more than a strong qualifications package: it requires a pursuit strategy that makes a sprawling, multi-building scope legible to an institutional owner. The client faced several compounding challenges: 

  • Framing up to four residential towers and a separate dining complex as a single, coherent story for a university audience 

  • Communicating design quality and feasibility for a program still in early definition 

  • Differentiating the team in a competitive higher education market and preparing for a high-stakes live selection interview 

The proposal, presentation, and coaching each had to work together so the client's case was clear and consistent across every stage of the pursuit.

Scope of Work

PRESWERX developed a full pursuit package for the Texas State University selection process: a written proposal, a selection presentation, and a coaching program to prepare the client's team for the live interview. The proposal established the team's qualifications and approach to the multi-building residential program, including the dining complex and required site and utility work. The presentation translated that scope into a visual narrative suited to a university audience. Coaching sessions prepared the team to deliver confidently, handle anticipated questions from the selection panel, and reinforce the key themes of the written materials.
