Project Overview

Target Corporation pursued a general contractor for the ground-up construction of two new stores in Lima and Findlay, Ohio. The scope covered full GC services across both locations, including pre-construction services, scheduling, budget and costing through schematic and construction document phases, procurement alignment with both Target and GC-sourced materials, and complete construction management through delivery. Target's external and internal design team participated in a consulting and advisory role throughout. The client engaged PRESWERX to develop the proposal and produce renderings and animations that would demonstrate their capabilities and give Target a visual picture of what the new stores could look like.

Client Challenges

Pursuing a multi-site retail construction contract with a national brand owner required the client to address a specific set of challenges: 

  • Demonstrating the capacity to manage two concurrent ground-up store builds in separate markets, with the scheduling discipline and coordination systems a national retailer expects. 

  • Navigating a procurement and material sourcing model that combined Targetcontrolled and GC-sourced vendors, requiring a contractor comfortable working within a retailer's established supply chain.

  • Presenting to a sophisticated national owner whose standard for proposal quality and visual materials reflected years of experience evaluating GC submittals across dozens of store projects. 

The pursuit required a submission that was both operationally credible and visually sharp enough to meet a national retailer's expectations.

Scope of Work

PRESWERX produced a proposal, renderings, and animations for the client's pursuit of the two Ohio store builds. The proposal addressed Target's full scope requirements, covering pre-construction services, budget and costing methodology, procurement alignment, and construction management across both Lima and Findlay. Renderings depicted the proposed stores in their respective site contexts, giving Target's evaluation team a concrete visual reference for the finished facilities. Animations provided a dynamic view of each store, helping communicating the client's understanding of Target's brand standards and construction quality expectations. Every deliverable was calibrated to a national retail owner accustomed to high-production pursuit materials.

PRESWERX Approach

PRESWERX understood that a national retailer like Target evaluates GC submittals against an internal benchmark shaped by years of store development experience. The approach focused on matching that standard: 

  • Structured the proposal to address Target's specific pre-construction and construction service requirements in sequence, making it easy for the owner's team to evaluate compliance and capability in a single read. 

  • Produced renderings and animations that reflected Target's brand aesthetic and store format, ensuring the visuals read as purpose-built for this owner rather than adapted from a generic retail project. 

  • Framed the client's multi-site delivery capability as a direct match for Target's dual-market request, emphasizing scheduling and coordination systems across both Lima and Findlay. 

The result was a pursuit package built to the standard a national retailer expects from a GC it would trust with two simultaneous store openings.

Results Delivered

PRESWERX delivered a complete pursuit package that gave the client a competitive edge across all three deliverables: 

  • A well-organized proposal that addressed Target's pre-construction and construction service requirements completely, demonstrating the client's operational readiness for a two-store, two-market program. 

  • Renderings that gave Target's team a clear, brand-consistent visual reference for the Lima and Findlay stores, grounding the proposal in a concrete picture of the finished product. 

  • Animations that elevated the submission above a standard written proposal, showing the stores in motion and communicating the client's grasp of Target's retail construction expectations. 

The client entered the pursuit with materials that reflected the professionalism and preparation a national retailer looks for in a general contractor partner.
