Project Overview
Melissa Gateway Retail involved the development of six new buildings on a mixed use retail site at the corner of McKinney Street and West Fannin Road in Melissa, Texas. The program included a two story office building of roughly 25,100 square feet, two single story restaurant buildings ranging from 2,800 to 5,200 square feet, and three single story retail buildings ranging from 2,700 to 15,895 square feet. Valued at $17 million, the project needed a strong visual presentation to help the development team communicate the character of a multi building retail gateway before construction began. The client engaged PRESWERX to produce the renderings, animations, and film needed to bring the site to life.

Scope of Work
PRESWERX produced a complete visual package for the Melissa Gateway Retail development. The team created renderings depicting the two story office building, the two restaurant buildings, and the three retail buildings, along with their relationship to one another across the site at McKinney Street and West Fannin Road. Animations illustrated the flow and character of the development as a whole, giving viewers a sense of moving through the completed gateway. A short film brought the project's retail and restaurant spaces to life, highlighting the character intended for the finished development. Together, the deliverables gave the client a full visual story of the site.
