Project Overview

The Hines Commerce 81 project was a large-scale industrial development in McAdoo, Pennsylvania, consisting of four new warehouse buildings totaling nearly three million square feet. The project included public road and right-of-way improvements, utility extensions, mine remediation, and full sitework for a campus-scale industrial development. Building sizes ranged from approximately 248,000 to 1.2 million square feet, with the two largest structures each exceeding one million square feet of warehouse space. The client engaged PRESWERX to develop renderings, animations, and a coached interview presentation for the selection.

Client Challenges

The client needed to communicate the vision for a campus-scale industrial development on a complex site in a competitive live interview setting: 

  • Visualizing four warehouse buildings spanning nearly three million square feet as a cohesive, well-planned industrial campus. 

  • Communicating a credible approach to the site's logistical complexity, including mine remediation, utility extensions, and public road improvements as prerequisites to vertical construction. 

  • Differentiating the team with a polished interview backed by compelling renderings and animations in a major industrial pursuit. 

Without strong visuals and a prepared team, the project's scale risked losing clarity in the selection.

Scope of Work

PRESWERX delivered a comprehensive pursuit package for the Hines selection, combining photorealistic renderings, animations, a structured interview presentation, and coaching for the client's team. The renderings and animations depicted the fourbuilding industrial campus at full buildout, capturing the scale of the development and the character of the site in McAdoo, Pennsylvania. The interview presentation organized the team's qualifications and construction approach, including their strategy for the site's mine remediation and infrastructure work, into a clear, evaluator-ready narrative. Coaching sessions prepared the team to deliver the material confidently and engage Hines' selection panel with precision.

PRESWERX built visuals and presentation materials that communicated the full ambition of a nearly three-million-square-foot industrial campus as a single, cohesive story. 

  • Produced renderings and animations depicting the four-building campus at full buildout, giving stakeholders a clear picture of the development's scale and character. 

  • Structured the interview presentation around the team's approach to the site's complexity, including mine remediation and the infrastructure work required before vertical construction could begin. 

  • Coached the team to deliver with confidence and connect with an institutional real estate audience focused on execution certainty. 

The result was a pursuit package that matched the scale of one of the largest industrial developments in the region.

  • The interview presentation organized the team's qualifications and site approach into a structured narrative that addressed the complexity of a mine-remediated, infrastructure-first development. 

  • Coaching prepared the team to perform confidently in a live selection with an institutional real estate owner. 

The client entered the selection with an integrated package suited to the scale of the Commerce 81 development.
