Project Overview

Building 88-3 was a $125 million parking garage construction project serving the Baja California, Mexico campus of Intuitive Surgical INC, one of the world's foremost medical device manufacturers. The project represented a significant investment in campus infrastructure, designed to support the operational demands of a growing, high-precision manufacturing environment. The client brought deep design-build expertise to a project that required both technical fluency and a compelling pursuit story. PRESWERX supported the client's pursuit with a full suite of services spanning proposal development, presentation design, presentation coaching, photorealistic renderings, animations, and a project film.

Client Challenges

Pursuing a $125 million infrastructure project for a technically sophisticated owner demanded more than strong qualifications. The client needed to convey operational insight, visual clarity, and competitive readiness across every submission and presentation component:

  • Translating a large-scale parking structure into a single, cohesive pursuit narrative that connected scope to owner priorities

  • Differentiating the team in a competitive selection process against other experienced design-build firms

  • Visualizing the finished structure for an owner accustomed to technical precision and high production standards

  • Preparing the team to deliver a polished, confident performance in a live selection interview

Together, these challenges called for a pursuit strategy that was visually compelling, strategically focused, and built for a discerning selection committee.

Scope of Work

PRESWERX delivered a comprehensive pursuit package tailored to the demands of a large-scale design-build parking structure for a precision-focused medical device manufacturer. The proposal was crafted to communicate the client's qualifications and project approach with clarity, giving the selection committee a thorough understanding of the team's capabilities and methodology. Photorealistic renderings brought the finished structure to life before a single foundation was poured. Animations illustrated key construction sequences and site logistics in a format the owner could readily evaluate. A project film conveyed the client's execution track record with visual impact. Presentation coaching then prepared the full team for a live selection interview.

PRESWERX Approach

PRESWERX approached this pursuit as a strategic partner, aligning every deliverable to the expectations of a technically sophisticated owner. The team built a narrative framework that positioned the client's design-build expertise as a direct answer to the project's logistical and operational demands:

  • Developed a proposal strategy centered on the owner's priorities, emphasizing constructability, schedule certainty, and campus integration

  • Produced renderings and animations that translated complex technical scope into a clear, visually compelling story

  • Coached the presentation team through rehearsals to ensure confident, consistent delivery under competitive selection conditions

The result was a fully integrated pursuit package that presented the client as prepared, credible, and capable for a project of this scale and complexity.

Results Delivered

PRESWERX produced a complete, cohesive pursuit package that held the client to a high standard of professionalism across every component of the submission and presentation:

  • The proposal clearly communicated the client's qualifications and project methodology, giving evaluators a strong, well-organized foundation for their review

  • Renderings, animations, and the project film brought the $125 million structure to life with visual precision that matched the owner's standards for technical excellence
