Project Overview
Borland Groover pursued the renovation of a 29,000-square-foot, two-story building on Wells Road in Orange Park, Florida, transforming it into a comprehensive gastroenterology facility at a project value of $14.6 million. The renovated building housed an accredited endoscopy center with five procedure rooms on the first floor and a full clinic with 29 exam rooms and a three-chair infusion suite on the second floor. The project represented a significant expansion of local gastroenterology services for the region. The client served as general contractor and required compelling visual content to support the pursuit. PRESWERX produced the renderings and animations that anchored the client's submission.

Client Challenges
The client needed to present a technically specialized healthcare renovation to a private medical practice owner with clear clinical standards and patient experience expectations:
Visualizing a two-story, multi-discipline gastroenterology facility, including a fiveroom endoscopy center and a 29-exam-room clinic, as a cohesive and functional clinical environment.
Communicating the clinical quality and operational flow of a renovation designed to significantly expand healthcare capacity in the Orange Park community.
Differentiating the client in a competitive selection for a $14.6 million specialized medical facility with a private, clinically focused owner.
Together, these challenges required visual assets that could translate a technically demanding healthcare program into a clear and persuasive pursuit presentation.

Scope of Work
PRESWERX produced architectural renderings and animations for the Borland Groover New Endoscopy Center pursuit. The renderings illustrated the facility's exterior design and captured the clinical character of the renovated building on Wells Road. The animations brought the building's two-floor program to life, moving through the first-floor endoscopy center and the second-floor clinic to give the owner a complete picture of the renovated facility. Together, the deliverables gave the client's team a polished visual package that communicated the scope and quality of a specialized healthcare renovation designed to expand gastroenterology services across Orange Park.
