Project Overview
The former Charleston Naval Hospital, a 10-story landmark at Rivers and McMillan avenues in North Charleston, South Carolina, stood vacant for decades after the closure of the nearby naval base. The $35 million renovation project sought to transform the 400,000-square-foot structure into a mixed-use development anchored by 305 residential units and ground-floor commercial space. The building carried significant historic character, and the pursuit required communicating a bold adaptive reuse vision for one of the most recognizable structures in the city. PRESWERX provided full pursuit support including proposal development, presentation design, presentation coaching, renderings, animations, and film production.

Client Challenges
Winning the contract for a project of this scale required articulating a clear, ambitious vision before construction ever began. The client faced several compounding challenges:
Communicating a complex adaptive reuse strategy for a historically significant 10-story structure with a multi-program scope spanning residential and commercial uses
Translating a large and technically intricate renovation scope into a narrative that would resonate with a sophisticated development team
Differentiating the team in a competitive pursuit for one of the highest-profile redevelopment projects in the city
Preparing the client's team to perform with confidence and cohesion in a live selection interview
Together, these challenges required a pursuit strategy that was both visually compelling and strategically unified.

Scope of Work
PRESWERX delivered a comprehensive pursuit package tailored to the scope and profile of the Naval Hospital renovation. The team produced a full written proposal that framed the client's qualifications, project approach, and relevant experience in a clear and persuasive structure. Professionally designed presentation materials organized a complex renovation program into a compelling visual story. Custom renderings brought the adaptive reuse vision to life, giving the selection committee a concrete picture of the finished development. Animated sequences and a project film added production depth, while targeted presentation coaching prepared the client's team to deliver with precision in front of decision-makers.

PRESWERX Approach
PRESWERX approached the Naval Hospital pursuit as a storytelling challenge. A project of this scale and public visibility required more than a standard qualifications package. The approach centered on three priorities:
Building a visual narrative that honored the building's historic character while illustrating its potential as a vibrant mixed-use destination
Crafting written and presentation content that positioned the client as the team best equipped to execute a demanding adaptive reuse at this scope
Running focused coaching sessions to align the client's team around a confident, unified message for the live interview
The result was a complete, polished pursuit package built around a single cohesive vision of what the Naval Hospital could become.
Results Delivered
PRESWERX produced a full suite of pursuit materials held to a high standard of visual and narrative quality. Each deliverable was built to serve a specific role in the selection process:
A written proposal that clearly communicated the client's approach, team qualifications, and project strategy in a format suited to the complexity of the scope
Custom renderings and animations that made the renovation vision tangible and memorable for the selection committee
A project film that elevated the client's profile and conveyed the depth of the team's commitment to the project
The client entered the selection process with a sharp, well-rehearsed team and a pursuit package that matched the ambition of one of North Charleston's most significant redevelopment efforts.
