Project Overview

A 47-unit, six-story apartment development at 363 King Street placed Class-A multifamily rental housing in the heart of Charleston, South Carolina's King Street shopping corridor. The project utilized a cold-formed steel bearing wall system to deliver 72,099 gross square feet of residential and amenity space on a 9,362-square-foot parcel, with common area amenities consistent with a premium multifamily and student housing community. The urban infill context and vertical construction approach demanded a compelling visual story before the project broke ground. The client engaged PRESWERX to produce renderings and animations that communicated the building's design and character to the owner.

Client Challenges

Presenting a six-story multifamily project on a dense urban infill site required the client to make a complex development feel finished and real before construction began: 

  • Visualizing a 47-unit, Class-A residential building on a tight King Street parcel, capturing the building's scale, character, and street presence. 

  • Communicating the quality of interior amenities and the residential program to an owner expecting premium multifamily standards. 

  • Conveying the design intent of a cold-formed steel high-rise in a highly visible Charleston location. 

The client needed visuals that gave the owner confidence in the project's quality and market positioning before a single floor was built.

Scope of Work

PRESWERX produced renderings and animations for the 363 King Street Apartments, developing visual assets that brought the six-story building to life for the owner and project team. Renderings captured the building's exterior presence on the King Street corridor, communicating the scale and design character of the 72,099-square-foot structure within its dense urban context. Animations conveyed the quality and layout of the common area amenities and residential program, giving the owner a clear picture of the finished Class-A multifamily product. Together, the deliverables provided a compelling visual foundation for the project's development and marketing narrative.

PRESWERX Approach

PRESWERX focused on producing visuals that communicated both the building's contextual presence on King Street and the interior quality expected of a Class-A multifamily product. The team addressed three priorities: 

  • Rendering the exterior with attention to scale, materiality, and street-level character in a prominent Charleston retail and residential corridor. 

  • Animating the common area amenities to convey the residential experience the owner intended to deliver. 

  • Producing assets at a level of quality consistent with premium multifamily development and student housing marketing. 

The result was a visual package that made a complex urban project immediately legible and compelling.
